Steve Wennerstrom is a commercial real estate consultant who has served clients nationwide. In addition, he earned the Certified Property Manager (CPM) designation in 1986 from the Institute of Real Estate Management. Steve served his apprenticeship with one of the most savvy real estate developers in operation during the 1970's and 1980's, the Vantage Companies based in Dallas, Texas, ultimately serving as President of the Denver division. the development, management, leasing and disposition of institutional grade office and industrial properties. He subsequently purchased and continues to operate the Denver division’s operations as Lexon Realty Services, Inc.
In addition to assisting AT&T in its facility acquisitions around the country, he has been fortunate to represent a host of institutional landlords including Chase Manhattan Bank, Connecticut Mutual Life, Union Carbide Pension Fund, MONY, Pacific Standard Life and EastGroup Properties, a REIT listed on the New York Stock Exchange. As he enters his 30 th year in the real estate industry, he is convinced that everyone benefits when experienced practitioners seek out and share with those who might benefit from their expertise. By obtaining the requisite securities license and becoming a Registered Representative with Pacific West Securities, Inc., he has committed himself to becoming one of a handful of licensed real estate agents who specialize in Tenant-In-Common (TIC) real estate investments. In 1996, Steve founded The Center For Commercial Real Estate (CFCRE) which initially focused its attention on providing education on the subject of how to lease commercial real estate. In 2003, the organization expanded its educational offerings to include the §1031 TIC Exchange Workshop, accredited for 2 credit hours of Continuing Legal Education (CLE), that is available for download from its Web site, www.1031exchange-tic.com. The CCIM Institute of the National Association of Realtors recently requested that Steve provide consulting services with the goal of incorporating the CFCRE educational materials into their core courses. Steve also feels privileged to regularly teach a 4-hour §1031 TIC Exchange Workshop for professionals meeting their continuing education requirement through the University of Denver’s Graduate Tax Program. These activities reflect his belief that investors make better decisions when they and their professional advisors are fully educated on the various options available to them.
